Is Artemis Address really a smart investment?
Artemis Address — just moved in, possession was delayed. Everyone glorifies future ROI, but nobody mentions the builder's real track record or investor-heavy ratio. Ghost society risk is real. Change my mind.

Dekho, every new area starts somewhere. If this builder has decent plans and the government pushes for infrastructure nearby, these prices might look like a steal in 5-7 years
I made a mistake buying a pre-launch project near Adigara Kallahalli a few years back, lured by 'future potential'. The infrastructure never caught up, and now I'm stuck with a property that appreciated barely anything. The builder also kept changing floor plans and materials. This Artemis Address project, with its high unit count, gives me those same vibes. Be very careful about relying on just 'future ROI' without seeing actual development.
The initial post mentioned possession delay, but the RERA says 2025. What's the actual status? And what's the current price range per sqft for Artemis Address? Is it even within the 57-72L bracket they advertise?
Still, 57-72L for an ongoing project with so many units (401 units!) seems a bit steep given the location. Isn't that high for that area?
Haan, RERA registration number is PRM/KA/RERA/1250/307/PR/271023/006363. Possession is officially 2025-12-01. The post might be talking about a different project or just a general fear. Price range is ₹57 L – ₹72 L.
Yaar, I totally get what you're saying. Artemis Address sounds fancy, but this 'ghost society' thing is my biggest fear as a first-time buyer. Kya faayda agar community hi na bane? Builders promise the moon, but their past projects ka record dekhna bahut zaroori hai. Has anyone here actually checked their previous developments? I heard some stories about delays and poor quality for other projects in Akshayanagar too.
My cousin bought in a similar 'upcoming' area near Aavalahalli, ended up with 70% rental population. Resale value toh gayi. Investor-heavy projects are a trap for end-users.
Exactly! Budget itna tight hai, upar se yeh tension. EMI bharte raho aur society khaali ho toh kya matlab.
