Okay, I'll say what no one says: Ashiana Aaroham Phase 1 might be an investor-heavy trap. Gurugram mein high investor ratios often kill capital appreciation long-term, from my experience. Builder ka delivery track record bhi dekho, delays affect rental yield badly. Is project mein end-user kitne honge, koi idea hai? Change my mind.

Totally agree with this post! Ashiana ka naam sunke laga tha kuch accha hoga but ₹2.9 Cr minimum is too much for a first-time buyer like me. Aur agar investor-heavy hai toh capital appreciation ka toh sochna hi mat. Already so many projects in Gurugram are struggling with rentals.
