₹1.8 Cr for a 3BHK near Gunjur Village, but actual cost hits ₹2.1 Cr. Matlab, Nitesh Estates jaise builders ka final bill dekh ke dimaag kharab ho jaata hai. Everyone talks EMI, but nobody discusses hidden charges like OC, meter setup, society formation jo last minute pe aate hain. Yeh sab add karoge toh total cost bilkul alag ho jaati hai. Change my mind.

Bhai, same pinch! I was looking at a property in Akshayanagar and they quoted X, but after all the "misc charges" it went up by almost 15%. Builders just don't disclose everything upfront. It's so frustrating for first-time buyers like us.
15% is insane! Matlab, budget pura hil jaata hai. We calculate EMI based on quoted price, not actual. Builders ko RERA se darr nahi lag
Which builder was this in Akshayanagar? So we can be careful.
Totally agree! My friend faced similar issue with a builder in Aavalahalli. Ye hidden costs ka drama is real.

You're absolutely right. This isn't just about Nitesh Estates, it's a market-wide issue in Bangalore. Property rates are already sky-high, and then these hidden charges make it worse. It's a huge burden for young professionals trying to buy their first home. The market feels so rigged against us.
Exactly! Mera toh parking charge bhi last minute pe add kar diya tha, bolte hai "initial quote mein included nahi hota". How is parking not included in a flat?
Haan bhai, same experience. Bangalore mein toh yeh standard practice ho gaya hai lagta hai.
