Been looking for a 2BHK in Hoodi for months now after the kids moved out. Okay, I'll say what no one says: the actual property price is one thing, but the 6-7% stamp duty and registration on top is daylight robbery. It's an insane, non-negotiable bite. I'm eyeing Keya Homes, but does going via a broker ever help soften this blow compared to direct builder deals? Change my mind.

Stamp duty is bad, no doubt. But Keya Homes pe focus karo. I heard mixed reviews about their possession timelines. Have you checked their RERA status properly for the Hoodi project, OP?
Yes, I did check. Keya Homes Hoodi project is RERA registered, but their last project in Agrahara Layout had some delays. My friend booked there and got possession 6 months late. So, timelines are definitely a concern. Always factor in a buffer for these things. Don't rely solely on their promised dates.
Bhai, Keya Homes ki baat chodo, yeh stamp duty aur registration charges ne toh meri neend uda di hai. Broker se try kiya tha, usne bola kuch ho jayega, but ended up just wasting my time aur extra commission maang raha tha. Koi real help nahi mili. What's your experience with brokers on this front?
Sometimes brokers help with paperwork speed, but not on cost. For stamp duty, it's a dead end.
Exactly! My cousin had a similar issue in Aavalahalli. Broker promised some 'under-the-table' adjustment for stamp duty. Turns out it was just a way to pocket more money from both sides. Stick to the official channels, no shortcuts here. These charges are non-negotiable.
Haan yaar, brokers are mostly useless for this specific issue. They can't do anything about government charges, those are fixed by the state. They just push you towards properties where they get maximum commission. My friend tried getting a flat in Akshayanagar last year, thought a broker would get him a better deal on registration, but it's all official. Just stick to RERA registered prices and direct builder if possible for transparency. Don't fall for these 'adjustments'.
Totally feel you, OP! That 6-7% is a killer, especially for a first-time buyer like me. It feels like a hidden tax more than a duty. Just adds so much to the EMI burden.
