Is the whole 'Budget Homes' corridor even budget anymore, ya fir bas naam ka reh gaya hai? I'm currently in a 2BHK in Wakad, thinking of upgrading to a 3BHK or maybe a villa, but prices there are just crazy. Builder promises high ROI, but then add PLC, parking, amenity charges... it's not adding up. Feels like the 'undervalued' phase is long gone. Koi project hai jahan real value mil rahi ho, ya sab peaked out hai? Anyone else feel like this, ya I'm missing something?

Bhai, you're not missing anything, it's the reality now. I went to see a 'pre-launch' in Ambegaon Budruk last month. They were quoting a decent base price, but then the sales guy started talking about 'exclusive launch benefits' which were basically just covering PLC and floor rise. When I asked about the builder, Triaa Landmark LLP, I found out they have zero completed projects. How can you promise high ROI when your track record is non-existent?
Totally agree yaar! I've been looking in Akurdi for a 2BHK and what they call 'budget' is 60-70L for a shoebox. Builders show you these fancy renders, but jab actual costing aati hai, it's like half your salary goes into hidden charges. ROI toh dur ki baat hai, pehle affordability toh ho!
