Visited Nextra Builders' project in Sector 25 Rohini last Saturday. They quoted ₹1.8 Cr for a 3BHK. Everyone glorifies negotiation, but honestly, I'm not sure how much builders actually budge in Delhi's market. Is that 5-10% off really achievable, ya just marketing hype? Also, pre-launch discounts... are they even real? Or is the 'early bird' price just the actual market price later? Matlab, it feels like they just inflate the initial price to show a discount. Change my mind.

Rohini mein Nextra ka toh pata nahi, but Anand Vihar mein mere relative ne bhi try kiya tha. Unko bhi direct price cut nahi mila, but they got some good deals on interior finishes and a free wardrobe. It depends on how much inventory the builder wants to clear in that specific project.

Sahi keh rahe ho. Base price pe discount dikha ke they recover it from floor rise, maintenance advance, IGL charges, etc. It's all a game of shifting numbers around. You think you saved, but in reality, you pay somewhere else.
