posted on 7 MayIs builder negotiation really impossible for new Delhi flats?
How much wiggle room is there really for negotiation on a new flat in Delhi? I'm looking at a 2BHK around Moti Bagh, maybe Suri Buildtech. Brokers are saying 1.8Cr but 'no negotiation' from the builder. Is that true for new projects? I heard resale has more flexibility. Also, what about hidden costs? Like, beyond stamp duty and registration, what else pops up at possession time? Not sure if I'm missing something big. Any experiences with spot discounts vs. their 'fixed price' policy?

Totally understand your nervousness, it's a huge investment! Beyond stamp duty and registration, prepare for society maintenance advance (often 1-2 years), IFMS (Interest Free Maintenance Security), electricity meter charges, water connection charges, club membership (if applicable), car parking charges (if not included), and sometimes even a 'corpus fund' for the RWA. Also, legal fees for your lawyer to verify documents. Don't forget property tax which starts after possession. Always keep a buffer of at least 10-15% over the quoted price for these miscellaneous expenses. It's better to be over-prepared than shocked.
For 1.8Cr in Moti Bagh, you might actually get better value in resale, especially if you're open to an older building. Resale properties have much more flexibility for negotiation, sometimes up to 10-15% depending on how motivated the seller is. Plus, you see what you get, no hidden construction delays or sudden charges. New projects often come with a premium for 'brand new' status.
Has anyone here actually dealt with Suri Buildtech directly? What's their reputation like for delivery and quality?
That's helpful. Is their Moti Bagh project RERA registered?
I visited a Suri Buildtech site in Greater Kailash a few months ago. The sales team was very pushy, and they were quite firm on pricing. They claimed 'fixed price, no negotiation' on their base rate, but offered a 'festive discount' of 2 lakhs if booked on the spot. Quality seemed decent from what I saw, but always get an independent inspection done.
Hidden costs are a nightmare, yaar! I booked a flat in an upcoming project near Anand Vihar last year. Broker showed me one figure, but at possession time, suddenly there was an 'electricity infrastructure charge', 'water connection fee', and 'society formation charges' that weren't mentioned clearly. It added almost 5 lakhs to my total. Always ask for a detailed cost sheet, including all statutory and non-statutory charges. And get it in writing before paying booking amount. Builder was so evasive about it initially.
Exactly, these 'other charges' can easily inflate the price by 10-15%. Current market mein builders know demand is high for ready-to-move or near-possession properties in Delhi, so they hold their ground. For a new project, they might be slightly more flexible to meet sales targets, but don't expect miracles. Check RERA for Suri Buildtech's past projects for any discrepancies in declared vs. final pricing.
Horror story! Did you eventually get possession of your flat?
Absolutely! My cousin faced a similar issue with a builder in Aram Bagh. They sprung 'power backup installation' and 'fire safety equipment' charges at the last minute. It's like they have a secret list of charges they reveal piece by piece. Always factor in an extra 5-10% of the flat cost for these surprises.
Bhai, 'no negotiation' is the standard line builders always give, especially for new projects in prime areas like Moti Bagh. Don't believe it completely. There's always *some* wiggle room, maybe not on the base price per sqft, but definitely on other charges like floor rise, car parking, club membership. Sometimes they offer 'spot discounts' disguised as free amenities or waiver of maintenance for a year. But 1.8Cr for a 2BHK in Moti Bagh sounds steep if it's not a super-premium project.
Haan bhai, same experience. But what about projects in Alaknanda? Are they also this rigid with pricing?
Sahi keh rahe ho. The trick is to negotiate hard on the 'total cost' not just the base price. Ask them to waive off PLC (Preferential Location Charges) or IFMS (Interest Free Maintenance Security). Even if it's 2-3 lakhs, it adds up. For Suri Buildtech specifically, check their past project delivery timelines.
Totally agree! My broker said the same for a project near Anand Niketan. They just don't want to show flexibility upfront. Always push for something.
