Knowledge Park 1 — everyone glorifies the location for connectivity, but nobody talks about the builder negotiation game. Okay, I'll say what no one says: builder sales teams, even for someone like Aastha Developers, often have a 'no discount' policy, but it's pure bluff. As someone who's seen it from both sides, I know how much margin is built in. Do you guys actually get any real price reduction in Noida Extension, or is it just PLC adjustments? And what about the super area ka khel? These guys inflate numbers big time, making a 2BHK look massive on paper. What’s your experience on true all-in costs versus quoted prices? Change my mind.

Totally agree with you, bhai! I've been looking for a 2BHK near Knowledge Park 1 for months, and every builder, including Aastha, gives the same 'no negotiation' speech. It's so frustrating because you know they have room. The super area thing is a huge pain point; they quote 1200 sqft but the usable carpet area feels like 800 sqft. We're first-time buyers, and this lack of transparency is making us so nervous about the final cost. It feels like we're just paying for air!
