₹95 lakh for a 3BHK in Mota Mava felt steep, even after seeing Balaji Group's project. My cousin, an NRI, is keen on buying in Rajkot, maybe near Kalawad Road. He's looking at something around ₹1.1 Cr, probably a 3BHK. He can't visit before buying, which makes me super cautious about under-construction projects, even from good names like Madhav Group. I work in real estate, but buying without seeing is different. Is it really safe for NRIs to buy completely sight unseen, even with virtual tours? What are the biggest risks we should watch for with OC and clear title deeds when buying from abroad?
