Budget finalised, loan pre-approved — but now I'm stuck on whether it's even worth buying in Chandigarh. Everyone glorifies property here as a 'safe bet', but honestly, I'm not sure if the market has already peaked. Prices in Sector 44 or Mohali 69-71 are crazy. New Chandigarh mein bhi kaafi appreciation ho gaya hai. Kya lagta hai, 2026-27 tak aur kitna badhega? Ya phir ab plateau ho jayega? Lagta hai I might be buying at the top. Change my mind.

I heard a builder quote for a 2BHK in Manimajra at 80 lakhs, ready-to-move. This is just too much for a middle-class family like mine. Is this the new normal? Are there any hidden gems left in the tricity area or are we all just priced out of owning a decent home?
Totally agree with what you said about Manimajra prices. For resale, a decent 2BHK in Manimajra will be around 60-70 lakhs, depending on the society and how old it is. New projects always command a premium, but 80L is on the higher side. Always ask for the carpet area, not just super area, to compare apples to apples. And don't forget registry and other charges, they add up to another 8-10% on top of the property price!
80 lakhs for Manimajra sounds steep unless it's a very premium society with all amenities. Have you checked the per sqft rate? Sometimes they inflate the super area to make it look cheaper. What's the current market rate for resale flats in Manimajra, that might give a better picture?
I bought a 3BHK in Sector 127, Mohali (near New Chandigarh) in late 2021. Back then, it felt expensive, but now seeing the current rates, I feel lucky. My property value has easily gone up 25-30% on paper. The infrastructure development around New Chandigarh is still picking up, so I believe there's more room for growth, especially towards Rasulpur side where new projects are coming up. But yes, the entry point is definitely higher now for new buyers.
Thanks! I went with a big, reputed developer, thankfully. Possession was delayed by about 6 months, which is pretty standard here, to be honest, but the quality seems good. For anyone looking now, I'd say check the RERA completion date very carefully and add a buffer of 6-9 months for any project, especially in developing areas like New Chandigarh.

Totally agree with you, bhai. My parents keep saying 'invest in land', but jab dekhta hoon prices, especially Zirakpur ya Mohali mein, lagta hai I'll be stuck with a huge EMI for something that won't even grow much. Is it really a safe bet anymore? It feels like we missed the bus.
Dekho, Chandigarh is still a growing city with limited supply. Long-term always works out, maybe not explosive growth, but steady appreciation is almost guaranteed. Don't compare with peak COVID boom, that was an anomaly. It's still a safe bet for 5-7 years horizon.
Same pinch yaar! I was looking at Mullanpur Garibdass, but even there, prices have shot up crazy in the last 2 years. Lagta hai ab bas plateau hi hoga.
