₹2.5 crore for a 3BHK in Saket feels insane right now. Honestly, I'm starting to think New Delhi property has peaked, especially with prices climbing like crazy in places like Vasant Kunj. Everyone glorifies future appreciation from Delhi Metro Phase IV or UER-II, but aren't we just paying for that *already*? I visited a Godrej Properties site, even they're quoting numbers that make my head spin. My parents keep saying hold for 10 years, but is the ROI even worth it anymore? I'm looking at a 2BHK vs 3BHK in Dwarka, budget around ₹1.8 Cr. Will a 2BHK give better rental yield or is 3BHK still the play for appreciation? Change my mind about Delhi being overpriced.
