Builder negotiation in Noida is a complete myth for investors, change my mind. Just took possession of my Elixir flat in Sector 3 Noida Extension. They won't budge on price, and hidden charges at possession were insane. Matlab, is buying direct from builders even smart? Or do secondary market deals actually offer better ROI? What's your experience?

Yaar, hidden charges ka toh poora scam hai. My friend booked in Sector 137 and at possession, they asked for IFMS, club membership, power backup installation, all extra. He thought everything was included in the per sqft rate. It added almost 5 lakhs! Builders just quote a low base price to attract buyers, it's so misleading. Is there any way to know these charges upfront?
U5, legal recourse tabhi hai agar agreement mein mention na ho. But builders are smart, they put these clauses in tiny print, buried deep inside. Best way is to hire a lawyer to review the entire agreement *before* signing, not after. It saves a lot of headache later, trust me.

Elixir ka toh suna hai. Par direct builder se lena agar early stage mein lo, toh shayad thoda margin milta hai. Ready-to-move mein toh kam hi hota hai. But hidden charges are a big problem, usmein toh koi doubt nahi.
