Is DLF Independent Floors' construction quality worth the premium?
Did a site visit to DLF Independent Floors at DLF City Phase I on Saturday, and honestly, construction quality looked okay-ish, but I'm not sure if it justifies the premium. Currently in a 2BHK, thinking of upgrading to a 3BHK there for investment. Kya kisi ko experience hai with their construction quality after 1-2 years? Like, seepage ya cracks issues? Also, power backup ka kya scene hai, full flat ya just common areas? And elevators, are they maintained well? For resale value, these things matter a lot na. Is the price jump worth it for these factors?

Sahi baat hai, construction quality can be a real headache later. My uncle bought a DLF flat near Airport Road a few years back, and after 3 years, seepage issues started. They took ages to fix it. Iska RERA number kya hai, did you check that? Sometimes that gives a bit more confidence.
RERA number toh theek hai, but bhai, DLF ka naam hi kaafi hai. Generally, they maintain standards. Small issues can happen anywhere. Independent floors ka concept hi premium hai, toh expectation bhi high rakho.
Haan, RERA number hai GGM/547/279/2022/22. But RERA registration guarantee nahi deta ki builder time pe deliver karega ya quality best hogi. Bas ek legal recourse mil jaata hai.
Bhai, premium toh DLF ka har project mein hota hai, but independent floors ke liye itna? ₹4.5 Cr se ₹8 Cr is a huge range! Investment ke liye I'm not sure if this premium is justified for the quality you mentioned.
