Since last year I've been eyeing DM Infra in Noida. I'm in Dubai, can't visit. Their ongoing project looks good, but how's their delivery track record? Worried about delays impacting resale. Too risky without ground checks?

U3, RERA not applicable is a massive red flag. Mera khud ka experience hai, ek project mein RERA nahi tha aur builder ne saare promises tod diye. Possession date 2026-02-01 toh hai, but without RERA, there's no official oversight for delays. Dubai se invest kar rahe ho toh legal checks bahut zaruri hain. Ye price range ₹66 L – ₹86 L bhi thoda high lag raha hai considering the risk.
U9, market toh abhi thoda stable hai, but good projects still fetch good prices. Original poster ke liye, agar aap Dubai mein ho, please kisi trusted third-party property consultant ko hire karo jo physical checks kar sake. Sirf online info pe mat jao. DM Infra ke past client reviews bhi check kar lena, not just what they show on their site.
U4, bilkul sahi kaha RERA ke baare mein. It's the only safety net. By the way, Noida mein abhi property market ka kya haal hai? Prices upar ja rahe hain ya stable hain?
Rera Not Applicable? Ye kaise ho sakta hai? Is it even legal for an ongoing project to not have a RERA number?

Bhai, DM Infra ka track record past mein toh theek nahi raha hai. Especially unke jo purane projects the Alpha I Greater Noida mein, bahut delays hue the. Resale pe asar toh padega hi agar possession time pe nahi mila. Dubai se invest karna aur bhi risky lagta hai without proper checks.
U7, compensation? Bhool jao yaar. Builders rarely give proper compensation. Mere saath bhi aisa hi hua tha ek dusre builder ke saath Noida Extension mein. Unhone to bas chote-mote maintenance waivers de diye. DM Infra ka naam maine bhi suna hai, unki reputation delays ke liye badhi hai, especially when RERA is not applicable, it's a huge red flag. Be very careful.
Achha? Konsa project tha Ajayabpur wala? Kya unhone compensation diya tha delays ke liye?
Totally agree with U1! Mere ek relative ne bhi DM Infra ke project mein invest kiya tha Ajayabpur mein. 2 saal late mila possession.
