Is Dudulgaon actually benefiting from the Ring Road?

Has anyone tracking the 128-km Pune Ring Road actually checked ground reality in Dudulgaon? Possession was in March for my 2BHK around ₹58L, and here is a quick first-hand experience most builders won't mention. Everyone promises massive appreciation once the Ring Road touches this belt, but PMRDA civic work is super slow. We're still heavily dependent on private water tankers every single day. But here is the hack: if you negotiate right now before the road work speeds up, you can get builders to waive PLC and parking charges completely. That saved me almost ₹3.5L upfront. Anyone else buying along this stretch finding similar deals, or did I just get lucky?
