₹1.8 Cr for a 3BHK at Eldeco Sector 42. Builder says 'fixed price, no negotiation'. Is this the norm in Gurugram? Can I still push for a spot discount?

Look, while builders often declare 'fixed price', it's always worth a shot to try for a small discount or some value-add. Maybe not 10%, but even 1-2% or a waiver on car parking/club membership can save you a good chunk. Sometimes they'll offer
The current market conditions in Gurugram are definitely favoring sellers. Inventory kam hai aur demand zyada, especially for ready-to-move or near-possession properties. Builders know this, so they hold their ground. Negotiation scope has shrunk a lot compared to a few years back.
Sab builders ka yahi rona hai, 'demand bahut hai'. But you never know unless you try. I'd still push for a 2-3% discount, maybe they'll agree if your payment is quick.
Exactly! Airport Road area mein toh aur bhi bura haal hai. Prices are just through the roof.
Yaar, I faced something similar with another builder near Badshahpur last year. They said fixed price, no negotiation. I tried pushing, but they didn't budge. Later found out they offered a small 'furnishing package' worth 3-4 lakhs to someone else who booked a week after me. So maybe not a direct discount, but some other perks are possible. Did you try asking for any add-ons instead of a direct price cut? What's the per sqft rate coming out to be?
My friend booked in a project on Airport Road recently, and even there, the builder was very firm on the price. They said the demand is too high, and they have enough buyers. He managed to get a slightly better payment plan, like a few more weeks for the down payment, but no direct discount. It's a tough market for buyers right now, especially in prime Gurugram locations. Builders are confident.
Haan, U3, that's a clever way. Builders don't like showing price cuts on paper. Regarding Eldeco's RERA, their listed price for Sector 42 projects is usually around ₹12,000-₹13,500 per sqft. So for 1500 sqft, 1.8 Cr is roughly ₹12,000 per sqft, which seems to align with their standard. But yes, always push for something extra.
Totally normal yaar. Aajkal sab bade builders yahi bolte hain. Especially if it's a good location.
Bhai, Eldeco ka toh naam hi suna hai but 1.8 Cr for a 3BHK in Sector 42 without negotiation? Yeh thoda zyada lag raha hai. Gurugram mein builders always say 'fixed price' but a little pushback for a cash discount is usually possible. Have you checked their RERA details properly?
