Is Electronic City really worth the 2BHK premium?
Visited Electronic City 2BHKs last weekend. Everyone hypes it, but ₹1 Cr for those tiny spaces? Seriously? Feels like we're just paying for the 'IT hub' tag. Change my mind.

While 1 Cr for a 2BHK in EC feels steep right now, we also need to consider the long-term appreciation. It's an established IT corridor, and infrastructure development is ongoing. Comparatively, other areas like Whitefield or Sarjapur Road might have similar prices, but EC has a more mature ecosystem. The current market conditions in Bengaluru are generally high, so it's a tough call for first-time buyers.
Haan, Aavalahalli side ya Jigani area mein thoda better options mil sakte hain within that budget. EC ke andar toh mushkil hai ab.
I agree with the long-term potential for EC, especially with the metro extension. But for a first-time buyer, paying such a high premium upfront can be very draining financially. It's a gamble for sure. Maybe look slightly further out, like towards Aavalahalli, for better value?
So, if not EC, then which other areas are good for a 2BHK within a 70-80L budget in Bengaluru? Any suggestions?
I'm also in the same boat, looking for a 2BHK. Electronic City ka price tag is definitely a shocker. I thought maybe I'm looking at the wrong projects, but everywhere it's almost 90L-1Cr+. My agent told me it's because of the upcoming metro, but still, it feels like a bubble waiting to burst.
Yaar, not just the price, but the builders also! I saw a project, 'Vaishnodevi Lush Greens'. Sounded fancy, but jab research kiya toh pata chala, 'Vaishnodevi Lush Greens Private Limited' has 0 total projects listed anywhere. Zero! How can they ask for 1 Cr for a first-time project in a congested area? Has anyone even heard of them? This feels super risky for a first-time buyer like me.
Meri ek friend ne bhi aise hi ek unknown builder se liya tha in another city. Initial offers bahut attractive the, but project mein itni delays hui, aur quality bhi compromise ho gayi. End mein possession milne mein 3 saal extra lag gaye. Vaishnodevi Lush Greens sounds like a similar trap. Please be very careful before putting your hard-earned money.
Oh wow, 0 projects is a huge concern. Is this Vaishnodevi Lush Greens project even RERA registered? If not, then it's a definite no-go. We need to be extra careful with these unknown names.
Exactly! Builder ka track record check karna bahut zaroori hai. 0 projects matlab red flag for sure. My dad always says, 'Naye builder pe bharosa mat karo.'
Totally agree with the post! Electronic City mein ₹1 Cr for a 2BHK is just insane. I visited a project near Wipro Gate, and the carpet area felt like a studio apartment. Are we just paying for the 'Bangalore IT hub' brand now? My budget is tight, and this is making me so nervous.
