The under-construction risk for Evermark Provica Dream Valley 2 feels completely overblown to me. I'm so fed up of renting, my landlord just hiked rent again, so I'm finally taking the plunge. This project is in my ₹50-55L budget, but I'm worried if it's genuinely good to live in, or just looks good on paper. Are the amenities actually functional, ya not just for show? I mean, what about the society vibe? Is it friendly, or will I feel isolated? And for families, are there decent schools and markets nearby? Honestly, I'm not sure if the location is good for daily commute to say, Sector 18. Thinking about EMI vs rent math, but want to make sure I'm buying a home, not just an investment. Change my mind.

Yaar, I've heard mixed reviews about Evermark. My cousin booked a flat in their Phase 1 a few years ago. The amenities, especially the clubhouse and pool, are decent, but maintenance charges are on the higher side. And the society vibe? It's okay, but not super active, mostly families keeping to themselves. For schools, there are a couple of good ones within 5-7 km, but for Sector 18 commute, it's a stretch, especially during peak hours. You'd be looking at a good 45-60 minutes easily. The biggest concern for me is the builder's reputation for delays, even if RERA isn't applicable here, past projects had issues.
Good point about the commute. My office is near Sector 18 too, and I checked Google Maps, it's a nightmare from that side. Regarding shops, I visited the site last month, there are a few kirana stores coming up, but for proper market, you'd have to drive a bit. Water and electricity are generally okay in Phase

I totally get you! Renting is a black hole. Evermark Provica Dream Valley 2 looks promising on paper, especially with that budget. I'm also eyeing it. The 2025 June possession date seems reasonable, but the RERA part does make me a bit nervous. Have you checked out their sample flat yet?
Bhai, RERA not applicable? That's a huge red flag for me. How can anyone trust a project without RERA, especially an under-construction one? This budget mein itna risk lena theek nahi lag raha.

Exactly! I was looking at their other project near Alpha I Greater Noida a while back, same RERA issue. They say it's because it's a smaller project or something, but still, transparency is key. My friend got stuck with a project that kept delaying possession because of approvals.
