Is Fairfox EOW a safe investment for NRIs?

Sector 77 looks promising, but I'm based in Dubai and can't do site visits easily. Need a property manager, matlab, power of attorney is essential. Is Fairfox Itinfra pvt ltd reliable? Rental yield reality – are advertised yields achievable? Honestly not sure if OC is worth the premium.
