Gahunje's current property appreciation feels aggressive, not entirely justified by the existing infrastructure. I'm looking at a 2BHK around ₹78L there, but the numbers don't quite add up for the long-term ROI I'm targeting. From my experience tracking Pune's market, future potential is often over-priced. Has anyone here actually invested in Gahunje recently? Kya aapko lagta hai ki yeh current prices sustainable hain, ya builders just pricing in future potential too early? My main concern is the daily commute to Hinjewadi; how bad is the traffic during peak hours? Is it a smooth drive or a nightmare? Also, what's the ground reality on water supply and power cuts? I need resident experiences to calculate the real picture before committing.

Has anyone checked the RERA status of projects there? Some builders have a history of delays. Are there any specific red flags with the projects currently selling in Gahunje?
U3, RERA status check is critical! I almost got into trouble with a project in Bavdhan once because the RERA approval was pending. For Gahunje, check the MahaRERA website properly. Builders often show 'application submitted' as 'approved'. Also, some projects there are on agricultural land, so check the land conversion status too.
I actually went to see a project there last month. The builder was hyping up the future metro and ring road. But honestly, the drive from Gahunje to Hinjewadi during peak hours was a nightmare! Took me almost an hour just for 10-12 km. My cousin lives near Ambegaon and his commute to the same IT park is still better. Water supply and power cuts ke baare mein they were very vague, which usually means it's an issue. Sustainability? Doubtful unless infrastructure catches up FAST.
Metro toh abhi bahut door ki baat hai bhai, 5 saal toh minimum pakad ke chalo.
But aren't they building a metro line that's supposed to connect Hinjewadi and further? Will that not solve the traffic issue in a few years? That's what one agent told me.
U2, you're absolutely right about the Hinjewadi commute. My office is in Phase 3 and I've heard horror stories. The road near the Gahunje stadium gets choked, and then the main road towards Maan village is just a mess. People who live further like in Amanora Park Town or Sinhagad Road have better connectivity options despite the distance. My advice would be to do a test drive yourself during peak office hours before committing. Don't trust what the sales reps say.
Bhai, totally agree! ₹78L for a 2BHK in Gahunje seems way too high. Mera budget bhi similar hai but yahan ka appreciation samajh nahi aa raha.

U1, you hit the nail on the head. Even I felt the same. For that price, you can get something decent in Akurdi or even closer to the main road, not this far inside.
