Is Ghaziabad's super-area calculation always inflated?

Achchheja — everyone talks about the ROI there, but nobody mentions the actual floor-rise premium. Pinnacle Group's projects show huge super-area differences; are we truly paying for carpet area? Secondary market deals seem better. Change my mind.

Totally relate with the OP! Pinnacle Group ka toh pata nahi, but even other builders in Achchheja region are notorious for this super-area game. My friend booked in a project nearby, and the carpet area vs super area difference was almost 40%! It's like we're paying for air, and for common areas that barely exist. Is there any way to verify these figures before booking, ya RERA bhi bas naam ka hai aur bas builders ko protect karta hai?
