Need your insights on Greater Noida property rates right now. Watched this video discussing Jewar Airport's 2026 timeline and the upcoming Faridabad connectivity. Rates in YEIDA and nearby sectors already kafi stretch ho chuke hain. Honestly not sure if rental yield yahan practical hogi ya it's strictly an 8-10 year appreciation bet. Kya lagta hai, is it still smart to enter for solid long-term ROI, or has the hype peaked?

I visited Alpha 2 last Sunday with my father. Sector pura occupied hai, connectivity bhi theek hai metro se. But the broker kept saying Jewar is 40 minutes away so buy today before prices double. Arre bhai Jewar daily thodi jana hai mujhe office ke liye, mujhe toh Noida sector 62 ya Gurgaon jana padega job ke liye. Travel time daily 2 hours one side ho jayega. What do you guys think, does airport proximity really matter for daily commuters?

Delta 2 is at least settled na. If you go towards YEIDA empty plots, zero rental income milegi for next 5 years minimum. Loan EMI start ho jayegi aur pocket se bharna padega pura.
Bhai FOMO hi hai mostly. I went to see some resale options in Delta 2 last month because my budget is strictly under 60L, and brokers were quoting crazy numbers just using the Jewar name.
