Is Gurgaon's 'luxury' build quality just a facade?
Since January I've been shortlisting flats in this city, thinking of upgrading from my 2BHK in Sector 57. Currently looking at 3BHKs or a villa, maybe even something like Sobha Crescent. Everyone glorifies the 'luxury' and 'amenities' but nobody talks about the actual build quality after a year or two. Okay I'll say what no one says: most of these premium projects are just shiny on the outside. My friends in new societies are already complaining about seepage, hairline cracks, and cheap fittings falling apart within months of moving in. We're paying crores, taking huge home loans, for what? To deal with builder's patchwork fixes and endless maintenance requests? Is the price jump really worth this constant headache? Should I just stick to an older, better-built property instead? Change my mind.

Your point about Sobha Crescent really hit home. I was also looking at that project, but the price range of ₹4.7 Cr – ₹7.2 Cr for a 3BHK is insane if the quality isn't there. Plus, the possession date of 2033-03-01 seems so far away for an 'ongoing' project. Is anyone here aware of their RERA status or if they have a good track record for delivery and actual build quality? I'm so confused if I should even consider it at this price point with such a long wait.
Hey, I did some digging on Sobha Crescent recently. The RERA number is RC/REP/HARERA/GGM/1054/786/2026/26 dated 03.04.2026. So it's legitimate, but the possession date of March 2033 is indeed a long wait. That's almost 9 years from now! For a project with 336 units, that's a lot of capital locked up. I'd be wary of such a long timeline, especially with all the talk about build quality.

Totally agree with your post! My cousin bought a flat near Airport Road last year, and within 6 months, kitchen fittings started giving way. He's constantly calling maintenance. It's so frustrating to pay premium prices and then deal with such basic issues. Seems like the 'luxury' is only skin deep.
Exactly! My concern is the resale value too. If the quality is poor from the start, who will buy it later? It's a huge investment, not just for living but also for future financial security. This makes me second-guess every 'luxury' project.
