Okay I'll be honest — I completely question the value of these sky-high maintenance charges in Gurugram. I'm currently in a 2BHK, thinking of upgrading to a 3BHK or villa, maybe something like Birla Arika. Everyone glorifies amenities, but nobody talks about actual construction quality dictating future maintenance. I've seen projects with cracks and seepage within a year, meaning society funds go into repairs, not real value. Are we just paying a premium for a fancy clubhouse that's barely used, or a pool needing constant work? Does that truly attract better tenants or boost resale ROI enough to justify the monthly drain? It feels like builders sell a dream, then the RWA slaps you with insane bills for basic upkeep. Change my mind.

Ye high maintenance ka koi accountability nahi hota kya? RWA apni marzi se charges badha deti hai aur humein bas pay karna padta hai. Is there any way to challenge these RWA charges legally, ya phir hum bas paying guests hain?
U6, the RERA number GGM/914/646/2025/17 is correct. The '2025' part indicates the year of registration, not the possession year. It's typical for Gurugram RERA numbers to follow this format. Hope this helps!
U9, my society in Baharampur Naya faced a similar issue. They hiked charges by 30% overnight, citing 'inflation.' When we asked for reasons, they just showed us some vague budgets. We tried to question it, but most people just paid up to avoid hassle. It's a never-ending cycle.
U9, legally challenge karna mushkil hai but not impossible. You need to gather enough residents, form a group, and then formally request RWA for audited accounts and detailed expense breakdowns. If they refuse, you can approach the Registrar of Societies. I know a few people in a society on Airport Road who successfully got a partial rollback after a long fight, but it requires a lot of effort and unity from residents. Builders often hand over RWAs to their own people initially, making it harder.
U9, this is a huge problem. RWA meetings mein transparency bahut kam hoti hai. Jab bhi pucho details, they just say it's for 'society welfare.' Koi proper breakup nahi milta. It's frustrating when you feel helpless.
Clubhouse aur pool mein kaun daily jaata hai? Bas show-off ke liye hain woh. Maintenance ka asli paisa toh basic upkeep mein jaana chahiye.
My personal experience has been horrible. I bought a flat near Badshahpur two years ago. Builder ne amenities ka poora chart dikhaya tha, but within six months, lift baar baar stuck hone lagi, aur gym equipment bhi kharab ho gaya. Ab RWA ne maintenance charges almost double kar diye hain bolke ki repair fund kam hai. It's like paying for a luxury car but getting a rickshaw service. Construction quality matters more than fancy brochures, honestly.
Bhai, you hit the nail on the head! Birla Arika ki baat kar rahe ho, uska price range dekha hai? ₹12.3 Cr – ₹16.4 Cr! Aur possession date 2031-12-01. Itna paisa deke bhi, kya guarantee hai ki construction quality top-notch hogi aur maintenance charges reasonable rahenge? 10 saal ka wait, aur phir high maintenance? Is this even sane?
U3, you mentioned RERA number GGM/914/646/2025/17. Is this the full number? I thought RERA IDs usually have more digits or a different structure. Just double-checking as I'm also researching projects.
U3, you're right. Gurugram mein prices already sky-high hain, but for upcoming projects, it's a huge gamble. Current market conditions with rising interest rates make it even tougher. Builders promise the world, but the reality of living in a society with shoddy construction and ballooning maintenance is a nightmare.
12.3 Cr for a project delivering in 2031? That's insane! By then, I'll probably be retired. Aur itne saal baad ka maintenance kaun guarantee karega?
Totally agree with the OP! Yeh maintenance charges toh hidden bomb hain, especially for first-time buyers like us. Hum toh sochte hain EMI ke baad sab set hai, but then RWA ka bill dekh ke dimaag kharab ho jaata hai. Budget pura hil jaata hai yaar.
