Just got possession of my 3BHK at The Center Court in Sector 42 a few months back, and honestly, the initial buzz is wearing off. Everyone glorifies 'premium projects' but nobody talks about the sheer investor ratio here. Matlab, half the flats seem locked or rented out to bachelors, which gives a proper ghost society feel after office hours. Is this high investor-to-end-user ratio going to kill our long-term capital appreciation? I'm worried the resale market will struggle big time. Who wants to buy into a community with no real community? What's the ground reality for rental yield, does it even justify the high price point? I bought for long-term growth, but ab lag raha hai thoda phans gaya. Disagree? Tell me why.

Yaar, I completely get what you're saying. We also bought a 2BHK in a 'premium' project near Airport Road a couple of years back, thinking it's a solid investment. But the ground reality is exactly this – so many flats are empty or just rented out for short terms. It feels less like a home and more like a hotel sometimes.
