I work in real estate, so I know the super area vs carpet area games, but buying for myself is different! I'm looking at Noida Extension, thinking 2BHK. Everyone says Jewar airport will push prices up, but is that already factored in? Matlab, is the ROI still good in 2026-27 or am I late to the party? Honestly not sure if it's better to buy under-construction or ready-to-move. So many RERA horror stories! Has anyone had a good experience with a particular builder recently? Should I just stick to ready-to-move to avoid headache? Kya kisi ko pata hai about rental yields in Noida Extension? Sahi hai kya, what they advertise?

Totally agree with U1. Jewar is the long game, don't expect overnight returns. Ready-to-move is safer, especially if you're buying for yourself and not purely investment.
