Is Jayani Paradise construction quality good for rental yield?
Landlord raised rent again last month, so finally taking the plunge and doing the EMI vs rent math. Checked Jayani Paradise from an investment angle. But construction quality dekh ke thoda doubt hua... hairline cracks visible the in a couple of spots, actually wait, maybe plastering issue tha. If seepage and fitting problems start after year one, tenants won't pay premium rent and resale value hit hogi. Has anyone verified their actual build quality?

Did you end up getting a damp meter test done or talk to the current association members? Would really love to know what you decided finally.
I visited with my father yesterday and we saw some patches near external ducts. Now totally confused whether to negotiate hard or just drop this entirely and look towards Agrahara Layout. What would you do in this price bracket?
If the seller is ready to negotiate down towards the 77 L mark, you can keep 2 to 3 lakhs buffer for waterproofing and touch-ups. But if they are quoting upwards of 95 L for a standard flat with visible flaws, it makes no sense. The current market is tough for buyers, every broker claims premium construction until you see it in daylight.
Total 223 units means society is relatively small, so monthly maintenance per flat might shoot up if major structural repairs are needed soon. Did you check if the cracks are near window joints or on load-bearing pillars?
Window frame edges pe hairline plaster cracks are quite common due to thermal expansion, but if you see diagonal cracks along walls, please stay away. I made a huge mistake in Aavalahalli rushing into a deal without checking basement leakage during monsoons, and now water logging is a nightmare. Do not repeat my blunder, check basement pillars too.
Price range 77 L to 1.2 Cr is not small money for middle class buyers like us. What if the resale market completely rejects it later?
True, but compare this with properties near Akshayanagar where older resale flats are demanding absurd rates just for location. In Jayani Paradise you are getting completed inventory without pre-EMI risk. Bas inspect the specific unit thoroughly with a third-party civil engineer before token.
Sahi keh rahe ho, that is a huge chunk of life savings. I went to see a resale flat here last week because broker claimed high rental demand. Honestly, the common corridors looked a bit neglected for a society of 223 units. If the maintenance society is not active, even good buildings start degrading fast.
Same rent vs buy chakravyuh mein phasa hoon main bhi yaar. But hairline cracks in a completed project really scares me. Agar year one mein hi seepage shuru ho gayi toh tenant will deduct money from rent every single month, upar se headche alag. Has anyone actually rented out a flat here and got good returns?
Bhai, exactly my worry too! I checked the RERA details for Jayani Paradise, registered as PRM/KA/RERA/1251/446/PR/190215/002379, and possession was given back in Jan 2020. So it is already over 4 years old. If cracks are showing up now, is it settling issues or poor quality plaster? My budget is super tight around 80L, so I cannot afford unexpected renovation costs.
