My loan pre-approval is set, but I'm hesitant about committing to JMS The Majestic Floors. I'm based in Dubai and can't do a site inspection. What's the real capital appreciation forecast here? JMS's delivery track record worries me for an upcoming project. Is the resale market liquid enough for a good exit strategy in 5-7 years?

I was looking at this too! The concept of independent floors is appealing, and the price range of ₹2.0-2.1 Cr feels competitive for Gurugram. But like the OP, I'm worried about the builder. Is it worth stretching my budget for this risk?
JMS The Majestic Floors? Bhai, their previous projects ka track record toh bohot shaky raha hai. Especially for an upcoming project, I'd be super cautious. ₹2.0-2.1 Cr is a huge amount to risk without a solid delivery history. Capital appreciation bhi tabhi milegi jab possession time pe ho.
Haan, delivery ka issue toh hai. Us area, Badshahpur side mein kya scene hai waise? Is it even worth considering for long term?
Totally agree! My friend booked with them once, possession got delayed by 2 years. RERA number GGM/975/707/2025/78 hai, but will they stick to 2028-06-01? Doubtful.
