Under-construction gambles worry me a lot. Is JMS The Nation worth the wait for better ROI than Vatika Gurgaon 21? Also, how much do advertised per sqft prices usually inflate?

Guys, I actually visited the site for JMS The Nation last month. Location wise, it's superb, right on the Airport Road side, near Badshahpur. The layout and amenities they've shown look really promising, especially for the luxury segment they're targeting. Vatika Gurgaon 21 is good, but it's an older project, aur usmein woh naya feel nahi hai. Agar long-term investment dekh rahe ho, toh JMS ka potential zyada lag raha hai. But haan, per sqft kya chal raha hai wahan? Any idea?
U3, location toh theek hai, but only if the builder delivers on time. My friend booked in another project in Baharampur Naya, builder ne initial possession date bolke phir 2 baar extend kar diya. RERA complaint file karni padi. Make sure you check the builder's past projects' delivery history and RERA compliance properly before booking. It's not just about the current project's RERA number.
U3, according to my source, the price range is ₹2.2 Cr – ₹3.3 Cr. Roughly, it comes out to be around ₹12,000-₹15,000 per sqft depending on the unit size and floor. Vatika Gurgaon 21 is slightly less, but again, older project.

JMS Nation ka possession date Feb 2027 hai, kaafi time hai abhi. RERA number GGM/543/275/2022/18 hai, toh at least registered hai. But haan, delays toh common hain.
Totally agree with U1. My cousin invested in an under-construction project near Badshahpur and the possession got delayed by 3 years! Abhi tak nahi mila. ROI toh door ki baat hai, rent bhi dena pad raha hai.
