Is jumping to a villa in Greater Noida worth it?

Honestly not sure if upgrading makes sense right now. Currently in a 2BHK in Sector 75, Noida, already have a home loan, and thinking of going bigger. I'm looking at Assotech VSNL Officers Apartment (ready to move, 3BHK around ₹1.1 Cr) vs Eldeco 7 Peaks Residences in Greater Noida (under construction villas, starting ₹2.16 Cr). That's a huge price jump! Is it justified? Eldeco promises way more amenities and bigger space, obviously. But under construction matlab more risk, right? And the OC is further away. Assotech is older, but at least you know what you're getting. Plus, metro connectivity is better from my current place. What does the community think? Which would you pick?

Bhai, 2.16 Cr for an under-construction villa in Greater Noida? That's a huge jump from 1.1 Cr for a ready-to-move 3BHK in Noida. Assotech VSNL Officers Apartment, even if older (Possession 2000-03-01), at least you know what you're getting. Plus, Sector 75 ki connectivity is unmatched. Under construction ka risk toh hum first-time buyers ke liye aur bhi zyada hota hai, especially with delayed possessions. Kya guarantee hai ki time pe milega?
