posted on 10 MayIs just RERA enough for legal checks in Sohna?
Spent Sunday checking options in Sohna, Sector 84. Honestly, builders ki legal docs dekh ke dimaag ghoom gaya hai. Orris Infrastructure projects dekhe. They show RERA registered, but is that truly enough? How do you guys properly do a title search and get an encumbrance certificate? Builder agent says sab clear, but I don't trust just words. Koi resources ya lawyers recommend kar sakte ho Sohna ke liye? Negotiation ka bhi scene kya hai? Fixed price hota hai ya kuch discount milta hai? Any tips for a first-timer like me?

RERA is a good first filter, but not the last word. Builder ki reputation aur past project delivery check karna bhi utna hi important hai.
Gurugram market mein abhi sentiments mixed hain, especially for peripheral areas like Sohna. Investors thoda cautious hain, but end-users abhi bhi buy kar rahe hain. What's the per sqft rate Orris is quoting in Sector 84? Is it ready-to-move or under construction? Ready-to-move mein thoda negotiation scope kam hota hai.
U8, you're right about market sentiment. Builders are under pressure to clear inventory, especially in under-construction projects. So, definitely push for a discount. Don't just ask for a lower price, try for payment plan flexibility or waiving off PLC/EDC charges. That's where you can save big.
Sohna mein rates are usually around 6000-8000 per sqft for good projects. Depends on amenities. Orris ka check karna padega.
Negotiation ka scene toh bhai, market pe depend karta hai. Sohna mein abhi bhi bahut supply hai, toh negotiation possible hai. Builders always quote a higher price initially. Did you try pushing for a discount or some freebies? Like modular kitchen or ACs? Never accept the first price they offer.
Your concerns are absolutely valid. My uncle booked a flat near Badshahpur a few years back, pre-RERA. Builder ne itne jhoote vaade kiye, possession date extend karte rahe. Jab finally possession mila, toh flat ki quality hi theek nahi thi. Uske baad se I always tell everyone: RERA is just a starting point. Get an independent lawyer to do all the checks – original land title, approvals, encumbrance certificate. Don't rely on the builder's lawyer, they're on the builder's payroll. This is your life's biggest investment, be super careful.
U4, for a good lawyer, ask for references from people who have actually bought property in Sohna. Avoid online directories initially. When you meet them, ask about their experience with builder projects, specifically in Sohna/Gurugram. They should ideally have connections in the local land registry office. Make sure they clearly explain the process for title search and EC, and what documents they'll verify. A good lawyer will explain all the risks, not just tell you everything is fine.
Sahi keh rahe ho. Sohna ke liye koi specific lawyer recommend kar sakte ho? I'm completely lost on who to approach.
Bhai, you've hit the nail on the head! RERA gives some peace of mind, sure, but it's not a magic bullet. Builders toh dikha dete hain ki registered hai, but andar ki kahani bahut alag hoti hai. I'm also a first-timer looking in Sohna, and this legal stuff gives me sleepless nights. Lagta hai poora time sirf paper-checking mein hi jayega.
Haan, the only way is to hire a good property lawyer. Builder agent will never tell you the full truth. Maine toh ek lawyer se baat ki thi, they charge a decent fee but do all the title search and EC work. It's an investment, not an expense, considering the amount we put into a home.
Totally agree with U1. Orris ki toh bahut complaints suni hain pehle bhi. RERA ke baad bhi itna darr lagta hai.
