Is Keya Homes' ₹1.1 Cr 2BHK total cost realistic?

Pre-launch deals in Bangalore are always a bit of a gamble, honestly. I'm checking out Keya Homes near Malleswaram East for a 2BHK, quoted around ₹1.1 Cr. But the `all-in-cost` calculation is making my head spin. Kitna lagta hai stamp duty, registration, aur PLC add karke? Builder bol raha hai CLP is flexible, but for an investor, isn't a higher down payment better to reduce overall interest? Not sure if this area still has good appreciation potential. Any thoughts on these payment plans?
