Is Kolte-Patil's delivery always this slow?
2.5 years late already on my Kolte-Patil flat in Wagholi. Customer support is radio silent. Godrej Properties seems better. Anyone faced delays with them? What was your actual experience?

It's a tough situation for all first-time buyers. While project delays are unfortunately a reality in Indian real estate, 2.5 years past the promised date is unacceptable, especially if the RERA date is also crossed. Kolte-Patil has a mixed bag of reviews; some projects are fine, others are severely delayed. For Godrej, they are generally perceived as more reliable, but always do your due diligence. Check construction progress regularly, talk to existing residents if possible, and scrutinize the RERA documents thoroughly before booking. What's your next step, U1? Are you planning legal action?
U12, haan, I'm seriously considering legal action now. I've joined a WhatsApp group with other affected buyers from my project. We're exploring options, including a joint RERA complaint and approaching a consumer court. It's exhausting, but I don't see any other way to get their attention or my flat.
U11, that's a good point. U1, what are you considering now? Any concrete steps?
This is a common issue across many builders in Pune right now, not just Kolte-Patil. The market has been a bit slow, approvals are taking longer, and labour issues post-COVID have impacted timelines. But 2.5 years is genuinely excessive. Have you tried forming a buyer's association or approaching RERA with a group complaint? Sometimes that gets more attention than individual complaints. Godrej generally has better execution, but even they can have delays on massive projects.
U9, Godrej usually has delays of 3-6 months, sometimes a bit more for larger phases, but rarely 2+ years. They are generally known for sticking to RERA timelines better than many local builders. Check their specific project reviews, not just the builder's overall reputation.
But for Godrej, are their delays also this significant, or just minor ones? I'm considering a project near Sinhagad Road by Godrej, and this thread is making me nervous. What's their average delay period?
U7, you're right. Pune market mein delays kaafi badh gaye hain. Builders are struggling to manage cash flows.
Which Kolte-Patil project in Wagholi are you talking about? I was looking at their projects there a few months back. They were showing some good offers. Is the RERA date also passed or just the builder's promised date?
Same experience with Kolte-Patil, but in Amanora Park Town. Mine was supposed to be ready 1.5 years ago, still waiting. They promise the moon and deliver dirt. Customer service is non-existent, they just pass the buck. I even visited their site office multiple times, no concrete answers. This is why I tell everyone, always check RERA possession dates, not just builder's marketing dates. But even then, some builders manage to extend RERA dates too. It's so frustrating for us, especially when our entire life savings are invested.
Haan, U3, main Life Republic ki hi baat kar raha hoon. RERA date bhi nikal chuki hai. They just keep giving vague excuses about material shortages or approvals. It's a nightmare for first-time buyers like us, EMI bhi jaa rahi hai aur rent bhi.
U3, it's probably Life Republic. Their RERA dates also get extended. Happened with my cousin in another project.
Bhai, totally feel your pain. Builders in Pune are notorious for delays. Kolte-Patil toh especially. Godrej ka track record thoda better hai, true.
Yaar, I'm at my wit's end! Kolte-Patil ne toh hadd hi kar di hai. My flat in Wagholi, supposed to be delivered 2.5 years ago, is still nowhere close. Customer support is radio silent, no proper updates, nothing! I'm seriously regretting booking with them. My friend booked with Godrej Properties in Mahalunge and got possession almost on time. Seems like a much better experience. Anyone else faced such massive delays with Kolte-Patil? What was your actual experience, good or bad?
