Since January I've been shortlisting 3BHKs in Kukatpally. Upgrading from my 2BHK, focused on investor value. Salarpuria Sattva projects seem okay. But this super area vs carpet area trap... are builders inflating numbers? What's the real total acquisition cost after stamp duty, PLC, and hidden charges for a 3BHK around ₹1.5 Cr?

While the super area thing is frustrating, it's become an industry standard across Hyderabad, even in areas like Alwal. The key is to compare projects on total 'all-inclusive' cost for a given carpet area, not just super area price. For ₹1.5 Cr, a decent 3BHK in Kukatpally might end up costing closer to ₹1.7-1.8 Cr after all charges. Factor in at least 10-12% for stamp duty, registration, GST, and another 5-7% for interiors right away. Don't fall for the base price only.

Bhai, investor value ke liye Kukatpally is still good, but be very careful about the builder. My cousin booked a flat near JNTU in 2021, and the possession date has been pushed twice. Super area inflation is common, but get a clear breakdown of UDS (Undivided Share of Land) and carpet area before signing anything. RERA registration number check karna mat bhoolna.
Totally agree with the post! This 'super area' scam is real. Builders quote a low per sqft rate, then the total area inflates so much that the actual carpet area feels tiny. I saw a 3BHK in Attapur with 1800 sqft super area, but carpet was barely 1200. Plus, PLC, GST, amenities charges... it all adds up to easily 20-25% more than the base price. My budget for a 2BHK in Banjara Hills was similar, but even there, the hidden costs are a nightmare.
U9, yes, ready-to-move does give you clarity on carpet area and no construction delays. But, they often come at a premium, and you might miss out on early bird discounts or appreciation during construction. Weigh the pros and cons. Sometimes the premium is worth the peace of mind.

You're spot on about Attapur! My friend got burned there. They promised possession in 2023, now it's delayed till mid-2025. The builder was very vague about carpet area during booking. Always insist on seeing the RERA approved plans with clear carpet area mentioned. Don't trust sales executives blindly, unka kaam hai bas bechna. I had a similar scare with a project near Begumpet, thankfully pulled out.
