Is investing in Mohali property for rental income still smart? I just got possession in Sector 82. With 2.5-4.5% yields, EMI barely covered. Everyone talks appreciation, but actual cash flow feels weak. Change my mind.

I heard some developers are offering rental guarantees for the first year or two. Is that common in Mohali? Maybe that's why people are still buying, hoping for appreciation later, especially if they can cover EMI initially?
U4, my cousin almost fell for one of these schemes. The fine print was horrible. They had clauses that allowed them to reduce the rent for 'maintenance' or 'market conditions' after the first year. Always read the entire agreement before getting swayed. It's better to get a realistic yield than a fake high one.
U4, agreed with U8. Also, after the guarantee period, the rent often drops drastically. It's a marketing gimmick to push sales, not a sustainable income source. Been there, done that in Baharampur Naya, learned my lesson the hard way.

Exactly, U3! My brother bought in Sector 125, Mohali, thinking he'd get good rent from students. Abhi tak tenant mila nahi hai. Vacancy is a big issue, especially for 2BHKs. 1BHKs might fare better but even those are struggling.

Yaar, but Mohali has potential. Especially near Airport Road (Gurgaon side) projects, prices have shot up. Sector 82 might take time, but location is key for future growth, no? Plus, educational institutes pull in students.
Totally agree with OP. Mohali mein rental yield is a joke. EMI toh cover hoti hi nahi hai. Bas appreciation ke bharose baithe hain, which is a big gamble right now.
