Property prices in Sector 65 have gone up almost 15% in the last year, especially near Dwarka Expressway. I'm seeing 3BHK flats from Emaar and M3M touching ₹2.5 Cr easily, which was unthinkable a few years back. My last investment in Sector 82 around 2.5 years ago gave me a decent 30% appreciation, but ab lag raha hai market thoda saturation ki taraf jaa raha hai. Most buyers are IT professionals looking for lifestyle upgrades, so demand toh hai. But for pure investment, with rental yields around 3-4%, is Mohali still a good bet for capital appreciation, like for the next 3-4 years? Ya phir ye peak ho chuka hai? What's the general sentiment? ROI numbers abhi bhi attractive hain ya sirf hype hai? Has anyone else seen this pattern?

Totally agree, U1! Hum bhi dekh rahe hain aur lagta hai market bahut upar chala gaya hai. My agent was pushing me for something near Airport Road (
