Is Navjot Singh Luthra offering any good spot discounts in Sector 60 right now? I'm currently in a 2BHK, thinking of upgrading to a 3BHK. Prices feel high, and I'm not sure if direct builder deals are better than through brokers. How much negotiation room do you guys usually find in Greater Noida?

Direct builder deals can sometimes be better *if* you know how to negotiate hard. Brokers might have access to inventory but their commission adds up. For a 3BHK upgrade, try to visit multiple sites and gauge the actual footfall and demand. Sometimes, ready-to-move options have more leverage for negotiation.
Haan, negotiation depends heavily on the project's inventory. If they have many unsold units, especially in Sector 60, they might be desperate for sales, particularly for 3BHKs. Builders are feeling the pressure to clear inventory this quarter.
Meri ek friend ne directly builder se liya tha, but the paperwork was a nightmare. They kept delaying the registration. For my 2BHK in Alpha II, I used a trusted broker who handled everything smoothly, even negotiated a small extra discount. The peace of mind was worth the small commission, honestly. Just ensure the broker is reputable.
Totally agree. Brokers often push what gives them most commission. What kind of negotiation room did you find?
I almost got burned with a 'spot offer' from another builder last year near Alistonia Estate. They promised a 10% discount but later added charges for everything – parking, club membership, even 'maintenance advance' for 5 years! Ended up paying almost the same. Always get everything in writing and compare total cost, not just per sqft. The market in Greater Noida is tough right now for buyers if you don't do your homework.
Exactly! My cousin saw something similar in Ajayabpur. The 'discounted' price was still higher than what friends paid a year ago. RERA registration number check is a must for sure.
Oh no! Did you manage to get out of it or just pay up?
Spot discounts are often a trap. Builders inflate prices first, then 'discount'. Better to check their RERA status and past projects in areas like Alpha I, Greater Noida. Don't rush into it.
Bhai, good question! I'm also eyeing Sector 60 and heard some buzz about Luthra. Any real experiences?
