Did a site visit to Stellar Group's project in Sector 101 last Saturday. We need a 3BHK for my growing family, kids' school admission is next year. They quoted around ₹1.1 Cr, but I'm wondering if there's actual room to negotiate in Greater Noida. Sales team seemed firm, citing Jewar airport for rising prices. Has anyone successfully negotiated a significant discount lately? What unexpected costs beyond stamp duty and registration hit you at possession? Heard PLC and maintenance can be way higher than initial quotes. Am I naive thinking I can knock off 5-10%?

Honestly, 5-10% discount in Greater Noida right now? I think it's a bit optimistic. The market sentiment is really strong because of the infrastructure development. Totally agree with you! Prices in areas like Alpha I Greater Noida are only going one way – up. Builders aren't feeling the pressure to discount much because demand is high, and material costs have also gone up. They'll justify every rupee. What kind of payment plan did they offer you, if you don't mind sharing?

Negotiation for 5-10% cash discount is almost impossible with big builders in this market, especially for a project like Stellar in Sector 101. They might offer some 'freebies' like a modular kitchen or ACs, or maybe waive a year of maintenance, but don't expect direct price cuts. As for unexpected costs, PLC (Preferential Location Charges) is usually mentioned, but IFMS (Interest-Free Maintenance Security) and Power Backup Installation Charges are often glossed over. Also, club membership fees, car parking charges (if not explicitly included), and the first year's maintenance are all extra. My flat in a nearby sector had an additional 2.5 lakhs for these at possession.
