Negotiating property prices in New Delhi is super tough, yaar. I'm checking out a 3BHK in Sector 13 Dwarka, maybe a Space Shapers project, quoted around ₹2.3 Cr. Builder ne hardly ₹70k kam kiye. Matlab, is it even possible to get a decent discount, like 5-7%? Also, besides stamp duty and registration, they're adding PLC and parking charges, which really add up. What hidden costs should an investor like me actually plan for? Is there any room for negotiation on those too?

Hidden costs? Oh boy, jahan tak mujhe pata hai, builder toh har cheez ka charge karta hai. Maintenance charges, club membership, power backup installation, sometimes even IFMS (Interest Free Maintenance Security) jo refundable hota hai but at possession. Aur builder-buyer agreement mein ek clause hota hai ki builder can increase price anytime. Dhyan se padhna agreement, ek-ek word important hota hai.
Space Shapers ka project Sector 13 mein? Uska possession status kya hai? Suna hai unke pichle projects mein thodi delay hui thi. Aur 2.3 Cr for a 3BHK in Sector 13 sounds a bit steep, even for Dwarka. Current market mein interest rates bhi high hain, is that factored in?
Exactly! 2.3 Cr for Sector 13 is too much. Anand Niketan mein bhi isse better options mil rahe hain, but wahan amenities ka issue hai. Dwarka mein premium price le rahe hain, toh at least timely possession toh de dein.
Haan, maine bhi suna hai. Delay common hai. Isliye ROI dekh kar chalna padega, especially if it's an investment.
Space Shapers ka possession toh due tha last year, abhi tak mila nahi hai. Mere friend ne book kiya tha, woh toh pareshan hai. Builders often delay and then charge you 'penalty' for their own delays. Interest rates ka unko kya, they just quote based on per sqft. Dwarka mein abhi supply thoda tight hai, isliye rates upar hi hain.
Totally relate! Hum bhi ek 2BHK dekh rahe the Alaknanda mein, same problem. Builders know the demand is high in these established areas. PLC aur parking toh standard ho gaya hai, usme they hardly budge. Kya karein, market hi aisa hai, first-time buyers ki sunta kaun hai?
Bhai, Dwarka mein negotiation toh bhool jao. ₹70k kam karna toh builder ki meherbani hai, especially Space Shapers. Unka naam hi kaafi hai for premium pricing. 5-7% discount? Sapne mein bhi nahi milega. Yeh sab pre-fixed hota hai, bas dikhane ke liye thoda kam karte hain.
