Has New Delhi real estate peaked, yaa abhi bhi scope hai for actual returns? Okay, I'll say what no one says: I work in this space, but for my own investment, I'm genuinely stuck. South Delhi, like Vasant Kunj ya Greater Kailash, prices are just insane, even for a 2BHK. Log bolte hain Delhi Metro Phase IV, UER-II se connectivity badhegi, but after paying 2.5 Cr for a 2BHK, kitna capital appreciation expect karein? DLF ya Godrej Properties ke projects mein entry point hi itna high hai. Lagta hai end-user demand hi chal rahi hai, investors ke liye ROI mushkil hai. Market correction aane waali hai, I'm telling you. Honestly, not sure if it's worth buying now. Disagree? Tell me why.

Totally agree with the post! I've been looking for a 2BHK in Delhi for almost a year now, and the prices are just mind-boggling. My budget was around 1.5 Cr, but even in Dwarka it's tough to find anything decent. South Delhi ki toh baat hi chhod do. Lagta hai ab rental pe hi rehna padega for a few more years.
