My lease ends in 3 months in Dubai. Noida Extension mein investment dekh raha hoon. Everyone hypes FNG and Aqua Line Metro. But isn't that appreciation *already* factored in, especially near Lagerstroemia Estate? Kya ab bhi ₹70-80L mein real investment window hai? Or is it just old news? Change my mind.

I booked a 3BHK in a project near Alistonia Estate two years ago for around 65L. Now similar units are going for 85-90L. So, yes, appreciation has happened. But the area is still developing. Roads, local shops, daily amenities are still catching up. The current market conditions are such that demand is high, but the actual livability factor is still a work in progress. For a first-time buyer like me, it's a big jump in price for something that's not fully ready yet. So, it's a tough call.

It's a classic dilemma. The 'hype' is based on future potential, but that potential is what drives current prices. For 70-80L, you might get a decent 2BHK, but you'll be paying a premium for the 'future' rather than the 'present'. Consider your holding period and exit strategy. If it's for self-use in 5-7 years, then go for it. If it's a short-term investment, you might find better opportunities elsewhere.
Rental yield abhi Noida Extension mein 2-3% se zyada expect mat karo. Jab families move in ho jayengi aur commercial spaces fill honge, tab shayad 3.5-4% tak jaye. Abhi toh mostly investors hain.

Dekho, hype toh hai but uske peeche solid infrastructure plans bhi toh hain. FNG aur Aqua Line sirf naam nahi hain, they are actual game changers. Long-term vision se dekho toh abhi bhi opportunity hai. RERA registered projects mein invest karna chahiye, wahan transparency thodi better hoti hai. But actual possession status kya hai in projects ka, especially jo 2024-25 mein deliver hone wale hain?
Sahi baat hai, delays toh common hain. Mera friend Alpha I Greater Noida mein flat le raha tha, usko bhi postpone kar diya.
Possession status? Haha! Mera project 2023 ka tha, ab builder ne 2025 bol diya hai. Expect delays, especially for the budget-friendly ones. Builder ko penalty dene se achha unko date extend karna lagta hai.
Yaar, I missed the bus 2 years ago jab rates thode reasonable the. Ab toh har jagah astronomical lag rahe hain. Especially jab FNG ready ho jayega, I fear prices will only go up more, making it even harder for us first-time buyers. Under-valued toh mushkil hai ab. Sab builder ne already inflate kar diya hai. Bas apni savings pe daka dal rahe hain.
Haan, kuch pockets hain. Agar aapko thoda aur outer side chalega toh Ajayabpur station ke paas kuch projects abhi bhi 50-60L range mein mil jayenge for a 2BHK. Connectivity future mein better hogi toh shayad wahan return achha mil jaye. But that's a longer play, not for quick appreciation.
Totally agree with the original post. Lagerstroemia Estate ke paas toh rates aise hain jaise South Delhi mein le rahe ho. Budget mein kuch dhang ka mil hi nahi raha. Lagta hai hum late ho gaye.
Bhai, this is exactly what I've been thinking! Noida Extension ki hype toh hai but lagta hai sab kuch already price in ho gaya hai. FNG aur Aqua Line ki baat sun sun ke kaan pak gaye hain. 70-80L mein ab bas small 2BHK ya 1BHK hi mil raha hai, woh bhi aise areas mein jahan connectivity abhi bhi poori tarah se develop nahi hui. Is it really investment-worthy at these rates, ya bas apna sapna hai?
