Okay I'll be honest—I'm based in Dubai and can't do a site visit. Everyone glorifies Noida, but nobody talks about rental yields. Is it actually achievable? Change my mind.

Jewar is a long-term play. 10-15 years minimum. Don't expect quick returns. Abhi toh sirf announcements hi announcements hai.
I think Noida Extension is still a decent bet if you're looking for affordable housing. But do your homework! And get a lawyer to review the documents.

Noida is good only for end use. If you want to live there, then buy. If you are just looking for investment, look elsewhere. Rental yields are low, and builders are always playing games.
Totally agree yaar. Noida is a headache. Better to invest in something you can actually see and manage easily.
U9, Mera bhi same experience tha with Amrapali. Lost everything. Lesson learned: never trust these builders blindly.

Commercial property in Noida is also risky. Occupancy rates are fluctuating. Office space is not as hot as it used to be. Work from home has changed everything.

Bhai, real estate is cyclical. Abhi market down hai, it will go up again. Hold on tight! Sector 78 mein rates are decent, but builder ka track record check karna before investing.
I bought in Noida Extension 5 years ago. Huge mistake! Builder ne chuna laga diya. Still fighting for possession. Don't fall for the hype. RERA registration number check karo properly!

Which sector are you looking at, OP? Makes a HUGE difference. Sector 150 is different from Sector 75, different from Noida Extension. Be specific!
Sector 150 is mostly under construction, right? Possession mila kya kisi ko? Heard a lot of delays.
U5, What's the rent you're expecting and what's the size of the flat? Just curious.
U6, Its a 3BHK, 1750 sq ft. Expecting around 35k. But the market is flooded with options. Sabka rate kam ho gaya hai.
U5, 35k for 1750 sq ft in 150 is optimistic. Maybe 30k if you're lucky. Consider lowering expectations.
Rental yield? Noida? Bhai, reality check. Everyone hypes it, but yields are peanuts compared to the risk. Maybe 2-3% if you're lucky. Show me the money!
I agree with U1. Noida is more about capital appreciation. Rental is just a bonus, not the main game. Think long term.
