Is Noida still a good bet for NRI investment?

I'm based in Dubai and thinking of investing in Noida. Can't do a site inspection myself easily. Is it still a good time to buy, or has the market peaked? I'm looking at 2BHKs in Sector 55, maybe Gaurs Group. What about rental yields? Are they actually achievable, or are advertised numbers just fluff? Honestly not sure if under-construction is worth the risk after so many RERA issues. Need a property manager sorted too. Has anyone used a power of attorney for buying from abroad?
