Is Noida still a good bet in 2026-27?

Honestly not sure if Noida's property prices can keep going up. I work in real estate, and I'm seeing some softening around Sector 25. Everyone keeps talking about Jewar Airport, but how much of that is already priced in? My budget's around 1.5cr, and I'm wondering if I should just buy a ready-to-move flat or risk an under-construction with Sarthak Builder. I've heard mixed things about their payment plans and hidden PLC charges. Under-construction seems cheaper upfront, but the EMI vs rent math gets tricky. Plus, RERA is supposed to protect us, but how effective is it really? What's your take on ROI in Noida for the next 3-5 years? Any thoughts?
