Is Noida still a good investment in 2026-27?

Fed up of renting after 8 years in Noida. Landlord raised rent *again*. Finally taking the plunge and buying, but is it even worth it at this point? Prices seem crazy high already. I'm looking at 2BHKs in Noida Extension, but honestly not sure if I'm buying at the peak. Everyone keeps saying Jewar Airport will drive prices up further, but is that just hype? My budget is around 70-80L. Should I wait for a correction or just bite the bullet? Is the ROI even decent anymore? I'm also looking at Stellar Group projects, any experiences? Thinking long term (10+ years) so hopefully it'll appreciate. What do you guys think, is Noida peaked or still got room to grow in 2026-27? I'm so confused! Also, EMI vs rent math is killing me!
