My lease ends soon, need a 3BHK for my growing family. Everyone glorifies Paradise Enclave's price appreciation, but for families, it feels overpriced. Limited good schools nearby. Is this price trend truly sustainable for *us*? Change my mind.

Current market conditions in Chandigarh are tricky. Builders are holding inventory, and while Paradise Enclave is showing appreciation, it's driven by investor demand more than end-user affordability. For a family, affordability and amenities like schools are key. Has anyone seen the RERA status for their upcoming phases? Are they on track?
Sahi baat hai, builder ka track record is a major concern. My cousin booked in their previous project in Rasulpur, aur 2 saal late mila possession. Family ke saath itna wait karna bahut mushkil hota hai. Paradise Enclave mein bhi same story lag rahi hai.

Last I checked, some phases are delayed. RERA website pe check kiya tha, completion dates pushed back. That's another red flag for me.
I almost booked in Paradise Enclave three years ago, but pulled out because of the builder's reputation for delays. Glad I did, prices are insane now. Instead, I went with a project near Manimajra, slightly older but established schools and markets. Sometimes, 'appreciation' comes with a lot of hidden costs and future headaches, especially for families. Think long term, not just current market hype.
Manimajra is definitely a safer bet for families. What was the price per sqft you got there, if you don't mind sharing?
Builder delays are a nightmare. RERA ka bhi koi fayda nahi hota sometimes.
Exactly my dilemma! We're also looking for a 3BHK and Paradise Enclave keeps coming up, but the school situation is a deal-breaker for me. My kids are growing, can't compromise on education. Plus, the commute to established schools from there is a nightmare. What about other areas, like maybe New Chandigarh or even Mullanpur Garibdass? Are those more sustainable?
Mullanpur Garibdass might be a good option for budget, but even that area needs proper infrastructure. Don't just jump in, research well.
New Chandigarh is also getting expensive, but schools are slightly better there.
Yaar, but you can't ignore the appreciation. My friend bought a 2BHK there two years back, and uska value double ho gaya hai almost. Schools will come up, development takes time. It's an investment, not just a home.
Totally agree with you! Paradise Enclave sounds great on paper, but the actual family-centric infrastructure, especially schools, is a huge concern. And the prices, bhai, they're just touching the sky. Lagta hai sirf investors ke liye hai, not for end-users like us.
