Did a site visit to Paramount Luxury Builder Floors 25 on Saturday. Price is ₹3.50 Cr, which seems okay for a completed builder floor, but I'm looking at it purely from an investor angle. I work in real estate, but buying for myself is different, you know. Everyone glorifies Gurgaon's rental yields, but off the record, what's the *actual* scene for Paramount? Matlab, kitna time lagta hai tenant milne mein and what's the real monthly rent people are getting? My biggest concern is the investor ratio versus end-user. If it's investor-heavy, the resale market could be dead. Who'll buy from me in 5 years if it's a ghost society? Change my mind.

Dekho, every property has pros and cons. Location wise, Sector 25 is good. But with only 4 units and that price point, liquidity will be a major concern for investors. End-users might find it exclusive, but that's a small pool. Maybe wait for a project with more units to spread the risk?

70-80k for 3.5 Cr? That's barely 2.5% yield. Gurgaon mein toh 3-4% expect karte hain log.
Ek friend ka friend wahan rent out karne ki soch raha tha, 70-80k bol rahe the but abhi tak tenant nahi mila. Looks like the 1L+ yields people talk about are just marketing.
RERA details mil jayengi website pe, but Paramount ka track record mixed hai. Kuch projects time pe diye hain, kuch delay. 4 units mein toh RERA ka bhi zyada pressure nahi hota.
My cousin bought a similar 6-unit builder floor near Airport Road last year. Rental yield is barely 2.5-3%, and finding a good family tenant took almost 4 months. Plus, maintenance issues start becoming a big headache when there are so few owners to share the burden. Paramount ke 4 units mein toh aur bhi mushkil hoga.
Haan, common area maintenance bahut big deal hai with limited units. Koi agree hi nahi karta funds ke liye.

Exactly my fear! I've seen so many builder floors near Badshahpur where half the units are empty or rented out to bachelors, which brings down the vibe. The investor ratio is super critical. You're right to worry about resale.
3.5 Cr for just 4 units? Too much. Resale will be a nightmare.
