I work in real estate but buying for myself is different. Everyone glorifies Sector 155, but nobody talks about the insane PLC charges. Is it worth it? Honestly not sure about under-construction now after so many RERA issues. Is Pks Buildmart reliable? What's your experience? Change my mind.

Sector 150 is a better option in my opinion. More open spaces, better planned. But it's also more expensive. Depends on your budget.
I agree with U2. Ready-to-move is the way to go. You can see exactly what you are getting. No surprises later.

U19, That's the million-dollar question! I'm also waiting to hear from someone who has actually received possession on time and is satisfied with the quality.
U11, Last I checked, it was around 6.5k-7k per sqft, depending on the floor and facing. But prices are constantly fluctuating due to the market situation.

Under construction is good only if you are getting a HUGE discount. Otherwise, the risk is too high. Noida builders are notorious for delays.
I booked a flat with them last year in Sector 155. So far, the construction seems to be going on at a decent pace. Fingers crossed! Will update if there are any delays.
Don't fall for the 'location advantage' trap. Sector 155 is good, but make sure the builder is actually delivering on their promises. Check RERA records, visit the site, talk to existing buyers.
PLC charges are a daylight robbery, especially in Noida! They charge for everything - park facing, road facing, corner unit... Loot rahe hain sab.
I live in Sector 75. Infrastructure is good, but property prices have shot up like crazy in the last year. It's getting unaffordable, even for rental.
Pks Buildmart? Heard they are slow. Check their other projects' completion timelines before investing. Don't just go by the sales talk.
Sector 155 mein connectivity achi hai, but the traffic during peak hours is a nightmare. Consider that too, especially if you're commuting to Delhi.

I invested in their project in Sector 143. Promised possession was Dec 2023, still waiting. RERA complaint file kar di hai. Be careful.
U3, RERA complaint ka kya status hai? How long did it take to file, and is there any progress? This is important information.
U4, Filing was easy online. Initial acknowledgement came within a week. Hearing dates are slow, but at least it's on record. Don't expect miracles though.
U3, Thanks for the info. Sector 143 is close to the metro, but delays are a big turn off. Will rethink my investment.

Bhai, under-construction is always a gamble. I'd rather pay a bit more and go for ready-to-move. Peace of mind is priceless.
