Planner N Maker PNM Homes 1 mein capital appreciation ka potential mujhe thoda doubtful lag raha hai. I'm eyeing a 2BHK there for investment, around ₹78L. Builders claim high ROI but honestly, not sure if current pricing justifies it. What's the real rental yield like for a 2BHK in that area? I'm hoping for some decent passive income. My main concern is the resale market; kitna liquid hai yeh project? Matlab, agar 5-7 saal mein exit karna ho toh buyer milenge kya easily? Or will it be a struggle? Any firsthand experiences with actual rental income or capital growth from their previous projects? Am I missing something big here?

Yaar, I totally agree with the original post. PNM Homes 1 ka location toh theek hai but ₹78L for a 2BHK feels steep. My agent is pushing it hard, but capital appreciation ka track record in that specific micro-market hasn't been great lately. Resale value ka doubt toh mujhe bhi hai.
