Is Pragati Aranyam construction quality good long-term?
Just moved into my flat there a couple months back, possession was in March. Honestly, already seeing some minor cracks and the bathroom fittings feel super flimsy. I'm worried about resale value down the line. Plus, maintenance charges feel high for what we get. Does good construction really attract better tenants or is it just a premium for nothing?

Agar U1 ne sachi mein Pragati Aranyam mein flat liya hai aur usko March mein possession mila hai, toh yeh bahut bada fraud hai. Ya toh U1 ne naam galat bata diya, ya fir builder ne RERA rules ko bypass kiya hai. This project has 137 units, it's not a small one. Any other buyers here who booked in Pragati Aranyam? Please share your experience. I was considering it for its price point.
Yeah, U9 is right. PM1260002500573 is for Pragati Aranyam, and it's definitely under construction. No way anyone got possession in March. U1, please check your documents. This is crucial. Don't want to panic other potential buyers unnecessarily if it's a mix-up.
I booked in Pragati Aranyam last year. My agreement clearly states possession is Dec 2028. I haven't received any communication about early possession. So, I'm also confused by U1's post. Maybe it's a typo, U1?
This whole confusion just proves how difficult it is for first-time buyers. We rely on what agents tell us or what we see online. The market in Pune is so competitive right now, builders are pushing hard. I'm looking at places in Anand Nagar, and even there, the promises versus reality gap is scary. Construction quality is always a gamble, especially when you can't really inspect it properly before booking.
Okay, so U1, can you confirm the exact project? Because if it's indeed Pragati Aranyam, and you've already moved in, that changes everything. The RERA data clearly states it's an upcoming project with a 2028 possession date. Is it possible you bought a resale flat that was part of an older phase, or a different project by the same builder? This needs clarification for everyone considering this builder.
U1, I totally get your anxiety! Even if it's not Aranyam, builder quality is a huge issue. I know someone who bought in Akurdi, aur unke fittings bhi ek saal mein kharab ho gaye. Builder ne bola warranty hai but koi sunta hi nahi. Budget-conscious buyers like us can't afford these hidden costs. Maintenance charges are another scam, they keep increasing without any visible improvement.
Exactly! My friend bought in Ambegaon Budruk and had similar issues. The builder promised premium fittings but gave cheap ones. After sales service zero. We need to be so careful. RERA bhi kitna help karta hai, I wonder.

U1, are you sure it's Pragati Aranyam? I was looking at that project near Sinhagad Road and the agent told me it's still under construction, possession isn't for years. Agar aapko cracks mil rahe hain, toh it's a huge concern, but please double check the project name. Yeh toh bahut badi baat ho jayegi if a builder is giving early possession for an upcoming project.
Bhai, Pragati Aranyam? Uska toh possession date 2028-12-01 hai as per RERA (PM1260002500573). Aapko March mein kaise possession mil gaya? Ya aap kisi aur project ki baat kar rahe ho? Thoda confusion ho raha hai.
